❖ The properties known as Orchard House & Beach Retreat are offered for holiday rental subject to the following conditions and confirmation by M. Bayley (‘the Owner’) and the Client (‘the Guest’)!

❖ To reserve the property the Guest must complete & sign the booking form and return together with a £50 non-refundable deposit (per week or short stay). The deposit must be received within 5 days to secure the booking. Following receipt of the form and clearance of the deposit the Owner will confirm and formally accept your booking. This will usually be to the email address you have provided unless alternatively requested by the Guest. The balance is due 60 days before the start of the holiday start date. Your security deposit (see below) must also be transferred or sent by cheque at the same time. Failure to comply with these conditions may result in the loss of your deposit and the cancellation of your holiday.

❖ Reservations made within 60 days of the start date of the rental period must be accompanied by the full payment at the time of booking.

❖ A security/damage deposit of £50.00 is required on all bookings either by transfer or cheque. All deposits will be returned within 7 days from the end of your holiday when the cottage has been fully checked for loss of inventory or damage we consider to be unreasonable. Some bookings may require more but you will be advised at the time of booking.

❖ The hirer/lead guest must be over 18 years of age, part of the holiday group and will be responsible for any losses or breakages to the property.

❖ We do not accept bookings from stag/hen parties.

❖ The rental period will be from 16.00 on the day of arrival to 10.00 on the day of departure. Weekly breaks Saturday to Saturday. Short breaks Friday to Monday and Monday to Friday. Other start days are by arrangement so please contact for these. The Owner shall not be obliged to offer the accommodation before the time stated and the Guests shall not be entitled to remain in occupation after the time stated.

❖ The maximum number to reside in the property must not exceed the number entered on the booking form. Under no circumstances must the properties be offered for hire or be occupied by anyone other than those named on the booking form. An infant is classed as under the age of two at the date of the holiday.

❖ The Guests agree to be considerate and take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in the prices, the Owner reserves the right to make a retention from the damage deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

❖ The Owner cannot be held responsible for any loss or damage, however caused, to Guests property of any description during their stay. Use of any of the facilities and Guests cars parked on the premises are entirely at their owners risk.

❖ Smoking is strictly prohibited within the properties. The Owner reserves the right to invoice the Guest for any additional charges to cover costs of cleaning all carpets, furniture and curtain if smoking has occurred.

❖ Dogs are accepted under the following conditions. They are not to be left unattended either in the property or gardens under any circumstances. Guests are requested that pets are kept out of the bedrooms and bathrooms and off all furniture. Please pay particular attention to cleaning up after your dog in the outside areas. You are responsible for and will be charged for any damage or extra cleaning. A £25.00 charge is made per dog.

❖ Any defects or breakdown in the equipment or appliances in the properties should be reported immediately and arrangements for repair or replacement will be made as soon as possible. The Owner shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out necessary repairs or maintenance.

❖ The properties are situated in residential areas and you are asked to be considerate and sensitive of the neighbours. All music must be turned off by 11.00. If we receive complaints regarding noise levels or excessive behaviour you will be asked to leave and no refunds will be given.

❖ You are strongly advised to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability etc, since these are not covered by the Owner’s insurance.

❖ The Owner reserves the right to cancel any booking after giving notice to you in the event that they are unable to let the accommodation booked for reasons beyond their reasonable control or in circumstances such that they believe the accommodation is unsuitable. Parents are advised that children should be accompanied by a responsible adult where necessary and also to ensure that when children are near water they are safe and not left unattended.

❖ Any cancellation made by the Guest for whatever reason must be made in writing. On receipt of notice of cancellation, the Owner will seek to re-let the property for the period of the booking. If the property can be re-let for the whole of the period a refund will be made of all monies paid less the initial deposit and a £50.00 cancellation charge. Should cancellation be made before payment of the balance is received, the deposit will be forfeited. If the Owners are unable to relet the property at all then all monies will be forfeited.
